Practical Magic 2 (2026) was filmed in southern England, not in the little Washington town that made the 1998 original famous. The Owens house was rebuilt from scratch at a studio outside London, according to Condé Nast Traveler, and the rest of the film was shot in English villages, castle ruins and London streets. Even the “Massachusetts” scenes were filmed in England. Here’s where every key scene was shot, from the real village of Thornfield to the ruins of Lockland Manor, and which spots you can actually visit.

Why Was Practical Magic 2 Filmed in England?

The production hasn’t given an official reason, but two things stand out.

First, the story itself moves to England. Sally, Gillian and Kylie travel there on a quest to break the family curse, per Time Out’s review, and the trail leads to Thornfield, the village where Maria Owens was born (Wikipedia). By the second half, the action is split between the US and the UK, as TechRadar puts it.

Second, there was no house to go back to. In 1998 the outside of the Owens house was a temporary shell on San Juan Island and the inside was a separate set in Los Angeles. Both were taken down after filming, so the house had to be rebuilt from scratch either way (Condé Nast Traveler).

The “Massachusetts” Scenes: Filmed in England

Warner Bros. Studios Leavesden: The New Owens House

The famous Victorian house and its greenhouse were rebuilt on the backlot at Warner Bros. Studios Leavesden near Watford. Production designer Tom Burton said building from scratch was “the most economical option,” and great care went into matching the original, even down to where the sun sets behind the house, according to Condé Nast Traveler. Once the house was up, the greens team planted more than 4,000 plants to bring back the famous garden.

Leavesden was the production’s home base. About half of the 55 shooting days were spent there, per the same report, and the interiors, including that whimsigoth kitchen, were built on its soundstages

Can you visit? Not the Owens house. It’s a working film studio and the set isn’t open to the public. The good news: Leavesden is also home to the Warner Bros. Studio Tour London, The Making of Harry Potter, so you can still get inside the studio gates.

Worcester Park, London: The Town of Ashbury

Here’s the surprise. The New England seaside town of Ashbury was filmed in a housing development called The Hamptons in Worcester Park, southwest London (Galerie). In August 2025, Sandra Bullock was spotted filming there as the streets were turned into a seaside village.

It’s easy to see why the location scouts picked it. The estate was built between 2002 and 2012 in an American Neo-Colonial style, with weatherboard-clad houses and even flats designed as “New England-style barns,” according to The Hamptons’ own site. In other words, a slice of New England was already sitting in suburban London.

Can you visit? You can walk through, but these are private homes. Look from the pavement and don’t knock on doors.

St Mary and All Saints, Lambourne (Essex): A New England Cemetery

St Mary and All Saints Church on Church Lane in Lambourne, near Abridge in Essex, serves as a New England cemetery in the film.

Can you visit? It’s a working parish church, so visit the churchyard quietly and respectfully.

Thornfield: The English Village of the Owens Ancestors

Hambleden, Buckinghamshire: The Village of Thornfield

When the Owens women arrive in England, they land in Thornfield, and that’s the real village of Hambleden in the Chiltern Hills (Galerie, Condé Nast Traveler). It’s a picture-perfect place of brick and flint cottages and a big old church, tucked into a valley a few miles from Henley-on-Thames.

The crew filmed here on August 4, 2025, using the church and churchyard, the butcher’s shop and the garage, the Henley Standard reported. The set was built, filmed and taken down in a single day.

Can you visit? Yes. Hambleden is a real, lived-in village with a pub and a village shop. Park considerately, since the lanes are narrow, and combine it with a walk along the Thames at nearby Hambleden Lock.

The Royal Standard of England, Beaconsfield: The Thornfield Inn

The cosy inn where the sisters stay in Thornfield is the Royal Standard of England at Forty Green, just outside Beaconsfield. It plays the outside of the Thornfield Inn (Condé Nast Traveler), also called the Three Bushes Inn in the film (Galerie).

This is one of England’s most storied pubs. It was first recorded in 1213 as “Se Scip” (The Ship), was a gathering point for Royalists in the Civil War, and took its current name after Charles II returned to the throne, according to CAMRA. The pub calls itself the oldest free house in England. CAMRA notes that claim can’t be proven, but with its low beams and half-timbered walls, it certainly looks the part.

Can you visit? Yes, it’s a working pub with food served daily. Address: Forty Green Road, Forty Green, HP9 1XT.

Black Park Country Park: The Woods Around Thornfield

The dark, pine-filled forest around Thornfield (and around the Three Bushes Inn) is Black Park Country Park in Buckinghamshire (Galerie, Condé Nast Traveler). It sits right next to Pinewood Studios, which is why its woods have turned up in so many films and series.

Can you visit? Yes. It’s a public park with about 500 acres of woodland, a lake loop of just under 1 mile, two cafés and a Go Ape treetop course. Entry is free but parking is paid, per Buckinghamshire Country Parks.

Wormsley Estate: Tom Lockland’s Cottage

The cottage of Tom Lockland (Solly McLeod), the brooding young warlock, was filmed on the Wormsley Estate in the Chiltern Hills of Buckinghamshire (Galerie, Condé Nast Traveler).

Can you visit? Not freely. Wormsley is a private estate. The usual way in is with a ticket to Garsington Opera, which performs there every summer.

Old Wardour Castle, Wiltshire: The Ruins of Lockland Manor

(Light spoiler ahead.)

The most atmospheric location in the film is Old Wardour Castle near Tisbury in Wiltshire. It stands in for the ruins of an old manor (Galerie), which in the story are the remains of Lockland Manor, where Hannah Owens was burned as a witch and where Tom’s final spell takes place (Wikipedia). Cast and crew set up camp at the castle during the shoot, according to ComicBasics.

The castle was built in the 14th century as a six-sided tower house, a design that’s unique in England, according to English Heritage. It was badly damaged in the Civil War, and film fans may recognise it from Robin Hood: Prince of Thieves (1991).

Can you visit? Yes, it’s run by English Heritage. At the time of writing it’s listed as open daily from 10am to 5pm, but winter hours can be shorter, so check your date on the English Heritage website. Members get in free, and booking online by midnight the day before saves 15%.

Harvard and London Locations

Langleybury Mansion, Hertfordshire: Harvard Rooms

Langleybury Mansion, an 18th-century country house near Kings Langley, plays rooms at Harvard as well as lodgings in England (Galerie). Today it works as a dedicated film and TV location and production hub (Location Collective).

Can you visit? No, it’s hired out to productions and isn’t open to the public.

Royal Hospital Chelsea: The Flower Market and Harvard

The grand red-brick Royal Hospital Chelsea does double duty, as a flower market and as a Harvard exterior (Galerie, Condé Nast Traveler). The flower market is a fitting choice: the grounds host the RHS Chelsea Flower Show every May. Founded by Charles II and designed by Sir Christopher Wren, the hospital is still home to the Chelsea Pensioners, the retired British Army veterans in their famous scarlet coats.

Can you visit? Yes, on a guided tour led by a Chelsea Pensioner. Tours cost £30 for adults and £17.50 for children, run Tuesday to Sunday (never Mondays), are limited to 25 people and must be booked ahead, according to the Royal Hospital Chelsea.

Cromwell Buildings, Southwark: Ian Wright’s Apartment

The flat of Ian Wright (Lee Pace), the tattooed professor of witchcraft, is in the Cromwell Buildings, a Victorian block of flats on Redcross Way in Southwark (Galerie, Condé Nast Traveler).

Can you visit? Only from outside, as people live there. It’s a few minutes’ walk from Borough Market, so it’s an easy add-on to a foodie afternoon.

Bishopsgate Institute: The Library

The library scenes were filmed at the Bishopsgate Institute in the City of London (Galerie). The building opened in 1895 and was designed by Charles Harrison Townsend (Wikipedia).

Can you visit? Yes. The Bishopsgate Library is a free, independent library, open on weekdays with a late opening on Wednesdays. It’s a short walk from Liverpool Street station.

Other Reported Locations: Harwich, Epping and a Steam Railway

IMDb also lists Epping and the port town of Harwich in Essex as filming locations, but which scenes were shot there hasn’t been confirmed (MEAWW). One report says the crew also took over the heritage Epping Ongar Railway (ComicBasics), so keep an eye out for a steam train when you watch. TechRadar’s reviewer did notice the film’s “picturesque trains and buses,” giving England “the Notting Hill treatment” (TechRadar).

Where Is the Original Practical Magic House? (1998 Locations)

If you’re searching for the Owens house from the first film, head to Washington State, not England. According to Travel Pirates:

  • Coupeville, Whidbey Island was the main town. Front Street and Main Street were the backdrop for most of the town scenes.
  • Toby’s Tavern played the Catch and Fry pub, and the white picket fence between the Little Red Hen Bakery and Toby’s Tavern still stands.
  • The building now home to Molka Xete Mexican Kitchen was Sally’s shop, Verbena Botanicals.
  • Kingfisher Books (the old Benson Confectionery building) was the hardware store where Sally meets Gary Hallet.
  • Penn Cove Gallery, on the corner of Front and Grace Street, hosted the farmer’s market scenes.
  • The Owens house was built on leased land on San Juan Island and taken down after filming. The interiors were shot on a Los Angeles soundstage.

Can you visit? Yes, Coupeville is an easy and very walkable day trip from Seattle (including a short ferry ride). The house itself is gone, so don’t go looking for it on San Juan Island.

How Did Practical Magic 2 Do?

The sequel was a solid hit. It opened with about $30 million in the US and has made around $103.7 million worldwide against a $75 million budget at the time of writing, according to The Numbers.

Critics were more divided. Time Out gave it 3 out of 5 stars and called it “a cosy flick that puts sisterhood at its heart,” while TechRadar said it “embodies almost none of the original movie’s charm.” Both agree on one thing: Dianne Wiest and Stockard Channing’s aunts are still the best part.

Planning a Practical Magic 2 Trip in England

  • Base yourself in London. Chelsea, Southwark and Bishopsgate are all in the city, and Worcester Park is a short train ride away.
  • Make a Chilterns day trip. Hambleden, the Royal Standard of England and Black Park are all within about 30 to 40 minutes’ drive of each other. A car makes it far easier.
  • Old Wardour is a separate day. It’s roughly 2 to 2.5 hours’ drive from London. Pair it with Salisbury Cathedral or Stonehenge.
  • Best time to go: Autumn fits the film’s cosy, witchy mood, and the Chiltern woods turn golden in October.
